Welcome to Webmart’s Oxygen Farm

In 2014, Webmart bought 164-acres of woodland and an award-winning eco-lodge, with a 200-year vision (yep you read that right!) to recreate a Caledonian Forest in the Scottish Borders.

Our Vision

Capitalism doesn’t typically value nature, but to thrive as human beings, a healthy natural environment (of which we are of course a part) is vital. We used the retained profits within Webmart to buy the land – turning a cash asset on the balance sheet into a property asset – and keeping the net-worth of the business identical.

It effectively cost us nothing (except transaction costs), but gave us the opportunity to allow Webmart staff to have a wonderful family-friendly location for holidays and breaks away in perpetuity whilst enhancing biodiversity and carbon sequestration.

How it Began

Firstly, we knew nothing about forestry. So we appointed a local Chartered Forester – one that “got” the vision of what we were trying to achieve and to lead the project (crucial).

After a rigorous process, we engaged Colin MacBrayne of Woodland Consulting. Over the last 10 years, he’s been a superstar, taking us through the Forestry Plan (a statutory process), found us quality contractors who equally “got” what we were trying to achieve and used their skills and experience to go above and beyond our initial thoughts. Many a bear trap that we could have fallen into was avoided by this team!

By making the project open to families of Webmarteers and the local community, through “right to roam” in Scotland, and to local schools, this project will grow everyone’s awareness of the seasons and natural ecosystem’s evolution.

Our resident naturalist, the irrepressible Willow Walker, has already found plants that have not been seen there since 1866, such as the chickweed wintergreen!

Our mycologist team (mushroomers to you and me!), Tom Saxon, and world expert, Attila Fodi, have found an amazing array of fungi at the Oxygen Farm.

RECONNECT WITH NATURE

What’s the community benefit?

We have created a 2.5km walk around the Oxygen Farm to make it accessible to the local community, not just the guests staying there.

Combined with our rich rewilding project, and the finding of new fauna, flora, and fungus, the Oxygen Farm offers a fabulous nature trail for local people and primary schools.

REINVESTING IN THE ENVIRONMENT

What’s the financial benefit?

We transformed retained profits into a tangible asset, purchasing the Oxygen Farm outright for £675,000 in 2014. By harvesting £450,000 worth of overmature commercial timber, we reinvested every penny into rewilding the Caledonian forest, funding planning, planting, and ongoing maintenance. Today, the property’s value has grown to £1.2m, making it both an environmental and financial success.

Additionally, income from every stay at the eco-lodge directly supports rewilding efforts and improvements to the farm, benefiting the environment, the local community, and our Webmarteers who made it all possible.

Just 2 miles away, the coast is home to the Webmart Marine Oxygen Farm and its incredible kelp forest (did you know every second breath you take comes from the ocean?).

The lodge features a cosy log-burner, the only source of warmth, making it the perfect spot to unwind after a day of adventure.

This place has everything you need for a perfect escape – except the internet! No emails, online games, or endless scrolling. Instead, enjoy quality time with loved ones, rediscovering the joy of board games and being fully present in the moment.
